A mid-rise condominium is in the works for the Bathurst St. and Finch Ave. area in Ontario.

Called Sophia, this building "will capture a European feel in a local community setting," says Joe Cordiano, principal of Cityzen Development Group. "This project will be largely driven by people who want to live in the area."

Designed by Page & Steele Architects, Cordiano says balconies and terraces will be what make this glass and steel building so distinctive from the exterior.

With 184 suites, Sophia will be 10 floors, which is not "overwhelmingly large," says Cordiano. "We're trying to emulate a residential feel in a condo setting."

For families, the first and second floors are a mix of two-storey townhomes with up to three bedrooms, as well as a number of single-level suites with patios. The remainder of the general steel building will feature one-bedroom suites starting at 600 square feet, up to three-bedroom units with 1,500 square feet.

Moreover, by combining the 1,600 square foot penthouses, buyers can create extra large 3,000 square foot suites with customized floor plans. Prices will start at $189,900 and go to more than $500,000, with maintenance fees of 39 cents a square foot.

Finishings on the metal building units will include pre-engineered hardwood floors, nine and 10-foot-high ceilings, thermal-glazed, energy-efficient windows, six brand name appliances, and granite counters.

Cordiano says that the fitness facility will feature steam rooms and a yoga room. There will also be a party room, grand lobby, and a library attached to the lobby as you enter the party room.
